Mr. Sands specializes in transactional real estate law, including real estate secured finance, loan workouts, purchase and sale transactions, commercial leases, and ground leases. Mr. Sands has developed close relationships with lenders, borrowers, landlords, tenants, investors and property owners in the financing, leasing, acquisition and disposition of various properties.
Mr. Sands' recent finance projects include an $83.3 million permanent loan secured by a regional shopping center in San Jose, California, a $109 million construction loan financing a residential/office/retail complex in Seattle, Washington, and a $76.5 million construction loan in connection with the development of a residential high rise in Oakland, California. He has significant experience with intercreditor agreement negotiations, loan participations, workouts, non-judicial foreclosures, legal opinion matters, guaranties, leasehold financings, municipal finance transactions and letter of credit issuances.
Mr. Sands frequently represents buyers and sellers in purchase and sale transactions of retail, office, residential, hotel and development properties. Recently, Mr. Sands represented the buyer of a $38 million residential apartment building in San Francisco, the buyer of a 12-story office building in the San Francisco Financial District, and the seller of a 182-room hotel and restaurant in Union Square, San Francisco.
Mr. Sands' practice includes various commercial leasing matters. He currently represents the portfolio manager of two large industrial parks in Hayward, California. He recently represented a national insurance broker in its leasing of office space in San Francisco and San Jose. Mr. Sands also has extensive experience in ground lease transactions, including a recent large residential development project located in San Francisco's Presidio, and another Presidio rehabilitation project which will be the future home of the International Center to End Violence.
In addition, Mr. Sands is experienced in conservation and other complex easement transactions. He serves as lead outside real estate counsel to Pacific Gas and Electric Company in the implementation of its land conservation commitment, a series of transactions involving dispositions and conservation easements covering approximately 140,000 acres of watershed lands located in Northern and Central California.
